What the Market Looks Like
Fleming Island homes typically range from $350,000 to $700,000, with the higher end reserved for lakefront properties and larger new construction homes in premium subdivisions. The community was developed primarily in the late 1990s through the 2010s, so the majority of homes are newer, well-maintained, and loaded with the amenities buyers expect: open floor plans, two-car garages, community pools, and walking trails.
Some of the most popular neighborhoods within Fleming Island include:
- Eagle Landing: A golf-course community with resort-style amenities, a championship golf course, and some of the most desirable addresses in Clay County.
- Fleming Island Plantation: One of the largest planned communities in the area, with multiple neighborhoods, community pools, parks, and direct access to top-rated schools.
- Lakeside communities: Properties along Doctors Lake and the surrounding waterways command premium prices but deliver on the view.
HOA fees are common throughout Fleming Island. Budget anywhere from $100 to $400+ per month depending on the neighborhood and what amenities are included. Before you fall in love with a home, I always make sure my clients know the full monthly carrying cost, not just the mortgage.
Schools That Draw Families From Three Counties
The number one reason families move to Fleming Island is the school district. Fleming Island High School consistently ranks as one of the top high schools in all of Florida, and the feeder schools, Paterson Elementary, Lake Asbury Junior High, earn strong marks as well.
Clay County School District as a whole is rated among the best in the state, but within that district, the Fleming Island zone carries particular prestige. For families who have always prioritized school quality above everything else, this matters.
Commute Reality
From Fleming Island, you’re looking at:
- Downtown Jacksonville: 30–45 minutes depending on time of day and your specific neighborhood
- NAS Jacksonville: 25–35 minutes (straight shot up US-17 or I-295 West)
- Jacksonville’s Southside job corridor: 35–50 minutes
It is a commute. But most Fleming Island residents I’ve worked with will tell you the drive is worth it when they pull into a neighborhood this nice every evening.
Middleburg: Rural Character, Affordable Prices, and Room to Breathe
Drive about 15 miles southwest of Fleming Island and you’ll find a different world. Middleburg is older, more rural, and significantly more affordable, and for the right buyer, it is absolutely the right call.
What the Market Looks Like
Middleburg home prices generally range from $220,000 to $380,000, though you’ll find outliers on both ends. At the lower end, you’re getting older construction, homes built in the 1980s and 1990s on larger lots. At the upper end, newer communities like Eagle Harbor (which straddles the Fleming Island/Middleburg line) offer more modern construction at prices that still undercut Fleming Island comps.
What you consistently get in Middleburg that you can’t easily find in Fleming Island:
- Larger lots: Half-acre to multi-acre parcels are common and reasonably priced
- Horse properties: Middleburg has a genuine equestrian tradition, and properties with stabling, pasture, and fencing are available at prices that would be unthinkable in a more developed area
- Land: If the idea of a workshop, a garden, space for animals, or simply not seeing your neighbor’s windows from your kitchen appeals to you, Middleburg delivers
- Fewer (or no) HOA restrictions: Many Middleburg properties sit on unincorporated land with no homeowners association, giving you more freedom over how you use and modify your property
USDA Loan Eligibility
This is a point I want homebuyers to pay close attention to: portions of Middleburg and surrounding Clay County fall within USDA-eligible zones, meaning qualified buyers may be able to purchase with zero down payment through the USDA Rural Development loan program.
Income limits apply, and eligibility depends on the specific address, it’s not blanket coverage across the entire area. But I’ve had clients purchase in Middleburg with zero down, and if you’re stretching to come up with a down payment, it’s worth checking before you write off this market.
Eagle Harbor: The Bridge Between Both Worlds
Eagle Harbor deserves its own mention because it’s technically at the Middleburg address but feels more like Fleming Island in terms of development quality. It’s a waterfront-adjacent community with an 18-hole golf course, amenity center, pools, and tennis courts. Homes in Eagle Harbor fall in the $300,000 to $500,000 range and offer a middle ground between Middleburg’s affordability and Fleming Island’s polish.

Schools in Middleburg
Middleburg High School and its feeder schools are part of the same Clay County School District that serves Fleming Island. The district is excellent. Middleburg’s schools may score slightly lower than the Fleming Island zone on state rankings, but they are well above average, and many families I’ve worked with are completely satisfied with the education their children receive there.
Commute Reality
From Middleburg, you’re looking at:
- Downtown Jacksonville: 40–55 minutes
- NAS Jacksonville: 30–40 minutes (NAS Jax is actually relatively accessible from Middleburg via US-17 and I-295)
- Fleming Island commercial corridor: 15–20 minutes (many Middleburg residents do their shopping and dining in Fleming Island)
The commute from Middleburg to NAS Jacksonville is a key reason I see so many military families consider this area. The longer drive to downtown is the trade-off for affordability and acreage.
Fleming Island vs Middleburg: How to Make the Call
