You might hear about another renovation loan called the FHA 203k. While it serves a similar purpose, the VA Renovation Loan has key advantages for you as a veteran.

Here’s the thing: the biggest difference is your bottom line.

  • No Down Payment: For most eligible veterans, the VA Renovation Loan requires zero down payment. An FHA 203k loan requires a minimum of 3.5% down. On a $325,000 Jacksonville home (the median price as of Spring 2026), that’s a savings of over $11,000 right at the start.
  • No Monthly Mortgage Insurance (PMI): This is the game-changer. FHA loans require you to pay monthly mortgage insurance for the life of the loan in most cases. The VA loan has no monthly PMI. This can save you hundreds of dollars every single month, freeing up cash for other priorities.
