What are 'doc stamps' in Florida?

Florida charges documentary stamp tax on real estate transactions. There are two types: (1) doc stamps on the deed ($0.70 per $100 of sale price, paid by seller in most counties, Miami-Dade is $0.60), and (2) doc stamps on the mortgage ($0.35 per $100 of loan amount, paid by buyer). These are unique to Florida and often surprise out-of-state buyers.

What is the Florida intangible tax?

Florida charges an intangible tax of $0.002 per $1 of the loan amount (0.2%). On a $400,000 loan, that's $800 paid by the buyer at closing. It's a one-time tax charged on new mortgages.

Who pays for title insurance in Jacksonville?

In most of Florida (including Duval, Clay, St. Johns, and Nassau counties), the SELLER customarily pays for the owner's title insurance policy, though it's negotiable. The buyer pays for the lender's title insurance policy if getting a mortgage. Florida uses promulgated rates set by state regulation.
